Marketing

  • Multiple Listing Service: All the essential details of your home are submitted in both the Macomb County and Oakland County Multiple Listing Services, assuring maximum exposure to more than 21,000 area agents and their prospects.
  • Direct Mail Marketing: A customized direct mail campaign will market your property to buyers and agents. We’ve found that many sales come from people your neighbors know; depending on location of your home or condo, your listing will be mailed to 200 to 500 neighbors.
  • Sellers need for their home to gain the widest exposure possible. The majority of homes listed by realtors received an average of only two ads during the listing period. It offers buyers a no-pressure way to obtain information on your property twenty-four hours a day, seven days a week. This touch-tone access allows us to tell the prospect about your home while giving us an opportunity to find out more about the buyer. “Electronic call capture” obtains each caller’s name and telephone number for prompt follow-up. This system helps screen, allowing only the serious buyers into your home. It also tracks the volume of calls, providing insight on what future action might be taken to make your home more marketable.
  • Internet Promotion: Homebuyers searching the web will be able to find your home. We have acquired enhanced placement on Realtor.com the nation’s largest real estate database. (This is a feature only a handful of Michigan agents subscribe to.) All our listings on Realtor have multiple photos and full text display. Your listing will also appear in several local and national databases.
  • Promotional Brochure: We create a detailed, eye catching full color brochure to highlight your home's features and benefits.

Status Updates
You will receive buyer and agent feedback as we obtain it by email or phone. Every month you will be sent a copy of every ad that appears for your home and a complete readout of 1-800 calls on your property.

You will also be informed when certain marketing activities have been completed and will be advised of changes in market conditions.

Contract Negotiation
Attention to your best interests is paramount when offers are presented. Price is just one of many aspects to consider; buyer qualification determines if the sale will go to closing.

Due to our expertise in negotiation, most of the homes in our market area typically sell for 1% to 2% more than the competition.

Closing The Transaction
Coordination of all details after acceptance of the offer is vital; many home sales fall through because details are overlooked.

Everything must be in order - mortgage payoffs, title work, and appraisal. The buyer’s mortgage progress must be progressing as calculated, closing documents must be inspected for accuracy, the final water bill should be ordered, gas and electric transferred and rent escrow figured in. And all of it must be completed on time.
